Location - Within 20 miles of Chattanooga, TN, and within 1.5 hours of Atlanta, GA and Birmingham, AL the parcel is proximate to a large potential market of residential and recreational users.  The Lookout Mountain area has seen recent development of large second home and retirement communities, creating long term development potential for the property.  Other locational amenities provide extensive opportunities for recreation.  The land is proximate to the Tennessee River, as well as to Cloudland Canyon State Park, Lookout Mountain attractions, and several other nature and history based attractions. Land Use Regulations - Dade County, Georgia does not utilize zoning regulations to govern land development.  Therefore, there is no maximum density regulation, nor is there a minimum lot size.  It should be noted, however, that lots must maintain adequate size so that septic tanks are functional.  Subdivision is permitted utilizing private roads and with no building standards.  However, if the developer intends to transfer ownership of roads to the county for maintenance, they must be built to county specifications.

Utilities - Public water, electricity and telephone service the site.  The Dade County water authority services the site via an 8” water main located along Hwy 11 at its northwest corner.  Electric service exists along Cureton Mill Road and on Hwy 11.
