The project conforms with the requirements of the underlying present C-5 zoning for ‘Tourist Commercial’ uses on the subject parcel and the Southbeach Overlay ordnance excepting variance will be required for the setbacks in front of the Commercial units. The project is also compatible with the Comprehensive Land Use Plan for General Business Use.
There will be 57 lodging suites with 57 parking spaces provided as the Overlay Code requires for the Motel and called for on the basis of the one ‘sleeping areas’ incorporated into each of the 57 ‘sleeping units’. .
The suites will have balconies and all will be oriented to optimize views to the Ocean or Inlet. The Motel will be operated for transient lodging but with the Commercial retail, café and ice cream parlor included available for Public use. The other facilities incorporated in the Motel will ONLY be utilized by tenants or guests of the Lodge. The ramp incorporated to a second level of parking provides additional spaces required to support the 4250 sf of Commercial space and in fact has two spaces in excess.The building will have a “Key West” architectural theme with stucco/clapboard siding and standing seam metal roofing. There will be four lodging floors over ground level parking with NO habitable space below the DEP flood elevation.
A roof-top ‘garden area’ has been integrated on top of the second level parking area and will incorporate landscaping, trees, shrubs, grass and a lighted reflective pool which will act as a cistern to collect rain-water for irrigation of the project. A sun-deck with trellises, a Gazebo and Jacuzzi will be incorporated on the third level for the benefit of motel occupants and guests.The building will comply with the ‘Overlay” provision for maximum height. The three different configurations of lodging suites will range in size with approximate 650sf avg. Each of the 57 ‘sleeping units’ will comply with the ‘Overlay’ definition of: “one or more rooms with one ‘sleeping area’, bathroom, Code restricted ‘Limited Kitchens’ and Parlor/sitting area great rooms”.
Features of the project are the fact:a) The buildings will be constructed under environmentally favorable “Green” guidelines and
b) the landscaping will incorporate a ‘rain water’ collection cistern as a reflective pool hi-lighted with fountains while still serving the practical purpose of providing the source of irrigation water for economy and conservation.
c) Provide a quality of lodging on Southbeach which presently does NOT exist.
d) Provide affiliation for guests to enjoy fishing, boating, golfing and sight-seeing.
e) As an intimate casual Lodge, it will provide the ambiance of a ‘boutique hotel with the friendly atmosphere and congeniality of a Vacation Club for short term or extended stay patronage.
